Tax Assessor

Purpose

The Tax Assessor is responsible for identifying, listing and valuing all real properties within the Borough. Sales, income and cost data are analyzed in order to determine the assessed value of each property included on the Tax List, which is presented to the Morris County Board of Taxation each January. This Tax List also includes:

  • A directory for property identification
  • Information concerning exempt properties
  • Tax data
  • A schedule of all tax ratables within the Borough

Appeals

All appeals of assessed value must be filed with the Morris County Board of Taxation by April 1 of each year. Petitions of appeal with instructions may be obtained at the County office, located in the Hall of Records:

In order to appeal the assessment, the petitioner must provide evidence by way of comparable sales in their area. The Tax Assessor and the Borough Attorney appear to defend the assessment on behalf of the taxing district.

The last day to appeal added and omitted assessments only is December 1st.

Senior Citizen, Veteran Deductions & Senior Tax Freeze

Annual deduction of up to $250.00 from property taxes for homeowners age 65 or older or disabled person who meet certain income and residency requirements. **

Veterans who were honorably discharged and actively served during Operation Desert Storm/Desert Shield, the Panama, Lebanon or Grenada Peacekeeping Missions, Vietnam War, Korean War, World War I or World War II may apply for a $250 deduction.

** These (2) benefits are administered by the local municipality. Eligibility requirements, applications, and assistance with these deductions are available at the Tax Office.

Assessment Postcards

Assessment postcards are mailed out each February to assist you as you file your tax forms. If you did not receive your postcard or if you have lost it, please contact the tax office.
